Update on Lumber


This has probably been the most exciting week since mid-April. Dozens of our members had reached out to me after seeing the WSJ article, and other national news stories on the prices of lumber coming down. Click here for the link to the WSJ article.

The price tracker below provides an overview of the behaviors within the U.S. framing lumber pricing market. The information is sourced each week using the Random Lengths Framing Lumber Composite which is comprised using prices from the highest volume-producing regions of the U.S. and Canada.

NAHB has worked hard to keep this topic, and all building supplies as a top priority. As the NAHB Chairman Chuck Fowke stated in a meeting this week "it's time to stop being nice and start being angry". Chairman Fowke met last week with US Secretary of Commerce Raimondo.

Charlotte County Committee Vacancies

The Charlotte Harbor Community Redevelopment Agency Advisory Committee is seeking three volunteers, two business representatives and one resident. Members must be residents of Charlotte County. The resident representative must live within the CRA boundaries and business representatives must represent a business that is located within the CRA boundaries. The Historical Advisory Committee is searching for two volunteers who must be permanent residents of Charlotte County who are interested in preserving the history of Charlotte County. The position calls for these members to serve from different Charlotte County historical organizations. The terms are three years and will be staggered in order to be in compliance with Ord. No. 2004-045, Sec. 1-11-69. The HAC’s functions, powers and duties include:

• To evaluate and make recommendations about where historical markers
• should be established;
• To review development and construction projects of historical significance;
• To provide input on potential historic districts;
• To provide input on historical programs and outreach efforts;
• To make recommendations on establishing an archives/collection program;
• To raise funds to preserve historical structures and amenities;
• To provide recommendations to the board on issues relating to those duties specified above or other duties assigned by the board;
• To review and provide input on the capital improvement budget.

The Agricultural and Natural Resources Advisory Committee is searching for two voluntary members who must be residents or owners of real property in Charlotte County and broadly representative of the interests of agricultural land ownership and use, agricultural commodity finance and production, agricultural processing, agricultural economics and marketing, agricultural engineering and water management, soils use and fertility, wildlife management, geology and mine

Existing Home Sales: Tuesday, Jun 22

After reaching a record high in October, existing home sales dropped to a ten-month low in April, as tight inventory continues to limit sales and fuel home price growth. Existing home sales fell 2.7% to a seasonally adjusted annual rate of 5.85 million in April. The median existing home price in April surged to an all-time high and was the largest annual pace on record. Meanwhile, the Pending Home Sales Index (PHSI), a forward-looking indicator based on signed contracts, rose 1.9% to 111.3 in March.

New Home Sales (May): Wednesday, Jun 23

After a significant downward revision for the preliminary March data, newly-constructed single-family home sales fell 5.9% to an 863,000 seasonally adjusted annual rate in April, the lowest since June 2020. Residential demand continues to be supported by low interest rates, a renewed consumer focus on the importance of housing, and solid demand in lower-density markets like suburbs and exurbs. However, higher building costs, longer delivery times, and general unpredictability in the residential construction supply-chain are now having measurable impacts on new home prices.
